Roofing Company Serving Altamonte Springs, FL
A roof with a main slope, a lower addition and worn edge boards needs more than a single material choice. DeSantis Roofing Inc. provides inspections, repair, replacement and commercial roofing for Altamonte Springs property owners. Ask for an assessment that identifies which parts of the building need work and how those areas connect.

DeSantis holds Florida roofing license CCC1334390 and serves Altamonte Springs through its Apopka office. Tell us where the problem appears and whether previous work involved only one portion of the roof.
A low-slope section may need a different covering
The City’s roofing permit application, revised March 1, 2024, says asphalt shingles cannot be used below a 2:12 slope and flags different requirements between 2:12 and 4:12. It also says an additional roof-over cannot be installed over an existing roof-over, and requires in-progress dry-in inspections on all roofs.
For an Altamonte Springs project, have the contractor identify the measured slope and existing covering layers for each included roof section. A photograph of the front roof does not settle the system for a flatter addition. Confirm the applicable details with Building Fire Safety when the permit scope is prepared.
Compare proposals by roof area
| Part of the project | What the proposal should make clear |
|---|---|
| Main roof | The removal scope, proposed system and areas included in the price. |
| Addition, porch or other separate section | Whether it is included, its proposed covering and the treatment where it joins the retained building. |
| Roof edge | Which fascia, drip edge and gutters will remain, be repaired or be replaced. |
| Work discovered after removal | How additional wood replacement will be measured, priced and authorized. |
This is a way to compare your particular building, not an assumption that every Altamonte Springs home has the same roof layout. If an estimate excludes an addition, ask whether the excluded junction is relevant to the leak being investigated. If a section will remain, request a clear description of the transition between new and existing work.
Nearby church work shows why the wood scope matters
At a church in nearby Forest City, DeSantis replaced a large portion of the sheathing and all fascia, installed IKO architectural shingles and added new gutters. The church had considered demolition before that roofing work. This is a nearby commercial example, not an Altamonte Springs project or a forecast of the condition of your building.
The useful comparison is the scope beneath and around the shingles. A covering-only estimate would not describe the same work as that project. For your roof, ask which wood conditions can be assessed before removal and which remain uncertain. An allowance should explain its quantity or basis; an additional-work item should explain its unit price and approval process.
If gutters are part of the request, distinguish new gutters from removing and reinstalling existing ones. Ask how the roof-edge work and gutter work will be sequenced, especially where fascia repair is also proposed. You should be able to see which trade or provider is responsible for each part.
A repair starts with the source of the problem
Water showing in one room does not by itself define the repair boundary. Tell us when it appears, whether the location changes and what was previously attempted. Ask the assessment to explain the suspected entry point and the adjoining roof details involved.
For a limited repair, request a description of the area being opened and restored, plus what remains outside the scope. If replacement is recommended, ask what findings make retaining the surrounding roof less suitable. Comparing those explanations is more useful than treating the lower initial total as an equivalent solution.
Keep an occupied property usable during work
For a church, rental or commercial building, identify occupied hours, entrances that must remain usable and the person who can approve changes. Discuss material delivery, removal access and the location of equipment before the installation plan is settled. These are property-specific arrangements; the Forest City example does not establish a standard duration or access plan for another building.
Contact DeSantis with the Altamonte Springs address and the roof areas you want assessed. Include prior repair records or an existing estimate if available, and explain whether gutters or visible wood damage are part of the concern.
