Choose the application that describes the actual change
Celebration’s current design-guideline index links separate same-color/material and new-color roofing documents. Start with the proposed work, not the title on an old approval you happen to have. Ask Community Standards which document applies if the color, material or other exterior detail will change.
A temporary patch does not settle the permanent scope
The same-color/material guidelines effective December 7, 2024 allow immediate temporary shingles to prevent further damage. Before permanent shingles are installed, the document calls for existing and proposed samples. Its matching standard can require replacement of the entire roof plane when the new and existing shingles are distinguishable.
Ask the estimate to separate temporary protection from the permanent repair. Then identify the plane involved and whether the proposed match has been accepted. A small damaged area does not, by itself, establish the final area that will receive new shingles. Conversely, an appearance requirement for one plane is not a diagnosis that every plane on the house has failed. Confirm the current project direction with the association before ordering permanent material.
Do not merge two differently dated roofing documents
The new-color document currently linked by Celebration carries a December 2013 date. It includes a patch-percentage provision that differs from the newer same-color document. Have Community Standards resolve which instructions govern your application rather than combining whichever provisions appear easiest to meet.
For a condominium new-color application, that form also asks for a condominium association approval letter. Identify who is authorized to select the roof and obtain that approval before treating a unit owner’s preferred color as the building’s selection. The date difference is a reason to clarify the review route; it is not permission to disregard either document.
A gutter addition can change more than the added length
Celebration’s gutter and downspout guidelines effective April 12, 2025 prohibit dissimilar gutter styles on one structure. They also address adding gutters where the existing style is no longer approved, which can require replacing existing sections to match. Exposed rafter tails call for half-round gutters; architectural provisions add further distinctions.
If gutter work accompanies a reroof, ask whether the estimate only adds a short run or also includes a change to existing sections. Record the style, material, color and included elevations separately from the roof-covering choice. Confirm the applicable architectural requirements with Community Standards. This avoids accepting an allowance for one small addition when the approved scope may be broader. It does not mean gutter work is automatically included in a DeSantis roofing price.
Bring one consistent scope to the discussion
Use the proposal and a marked photograph to identify the permanent roof area, the selected product and any separately proposed roof-edge work. Ask the contractor to explain changes to those items before you authorize them. A revised selection should be checked against the association decision as well as the purchase order.
The physical assessment still determines what roofing work is appropriate. Tell us where water appears, what earlier repairs you know about and whether the concern is limited to one area. Association appearance requirements and the condition of the roof are both relevant, but answer different questions.
