Lake Roberts: keep the product name and the material together
At the Lake Roberts property, DeSantis replaced the roof system using Westlake Saxony 900 Slate Tiles. That is the material name in the completed project record.
The manufacturer describes Saxony 900 Slate as a flat concrete tile. The word Slate in that product name should not become a specification for natural slate. Westlake also advises using actual regional samples because online and printed colors may differ from available tiles.
When asking about a similar appearance, record the manufacturer, product profile and proposed color together. Compare a physical sample for the available regional product before finalizing the choice. A photograph of the Lake Roberts job is a reference for the conversation, not confirmation that the same selection is available or suitable now.
The flat-roof project was a separate replacement
Another Windermere customer reported a leaking flat roof. DeSantis replaced that section using CertainTeed Flintlastic. It was not the low-slope portion of the Lake Roberts tile project; these were two different properties.
For a leak beneath an addition or other low-slope section, identify the room below it and any connection to the main roof. You do not need to know the existing product name before requesting help. If you have installation paperwork, include it so the proposed work can refer to the actual system.
Ask a replacement quote to mark its limits. It should be clear whether adjoining roofing is retained, temporarily disturbed or included in the replacement price. The fact that two surfaces meet does not by itself decide whether both need replacement.
A substitution can change more than the appearance
For property within the Town’s jurisdiction, PDCS’s Windermere building-services page describes a revision route for an existing permit, with a revision form and documentation of changes to plans or product approvals. It includes changes of subcontractors on issued permits.
If an unavailable tile or changed scope leads to a substitute, identify the exact difference and ask who will resolve any required revision before proceeding. Do not assume that an earlier permit covers a different proposed product. Conversely, do not treat every color conversation as a technical revision without checking the actual change.
Give PDCS the property address when confirming the permit route. Windermere-area project descriptions and mailing addresses do not establish that every property falls under the Town.

Does the Lake Roberts project establish an insurance outcome for my home?
No. A completed roof example is not a statement about another insurer’s requirements or pricing. If correspondence from an insurer prompted your request, provide the actual letter and deadline alongside the roofing concern.
