Identify the roof beyond the front elevation

If your home has more than one covered structure, identify each one in the request. A front photograph may not show the roof over an alley garage or the junction above a porch. Ask an estimate to name included structures individually rather than rely on “whole roof” when the parties may mean different things.
Independence has a specific review sequence
Independence’s official website identifies the community in Horizon West. Its resident instructions include roof color/style changes among alterations requiring an ARC application. They describe monthly review, typically the third Wednesday, with submissions due by 5 p.m. the preceding Friday; late applications move to the following month’s meeting. Confirm the current meeting before planning around it.
The page says approvals are needed from both the Association ARC and the Independence Board of Directors ARC panel. It also provides separate Master and townhome association portals. Use the route appropriate to your property and confirm the complete decision before treating the material selection as settled. A house-and-garage estimate needs an inclusion list
For a property with separate roof areas, ask the contractor to describe the scope in terms you can locate:
- The main residence and any roof area staying in place.
- A porch or connecting section, including the joint with the main building if work is proposed there.
- A detached garage or other outbuilding, with its own removal and replacement decision.
- Access for each structure, including where materials and removed roofing would travel.
That list is useful even when one product is selected for every included area. A price for the residence alone is different from a price that also includes an outbuilding. If you want to phase the work, ask which connections can be separated and what would need to be revisited later.
For an alley-access property, discuss delivery and removal arrangements with the people responsible for the shared route. Identify where a vehicle or container would be placed and what access needs to remain available. Do not assume that access from the street at the front of the home solves access at the garage.
Questions before choosing the scope
Can I get a quote for only the detached garage?
Yes, identify that structure when you request an assessment. Ask the proposal to describe the garage roof separately and identify any connected work. Photos from the ground can help distinguish it from the main residence, but the contractor still needs to assess the actual roof and access.
Does the townhome portal tell me who pays for the roof?
A portal name alone does not answer that. Ask the association to identify the applicable maintenance responsibility and the person authorized to commission the work. Share that answer when arranging the assessment so an individual repair request is not confused with an association-managed project.
What if the leak is at the porch connection?
Describe the location and previous repairs. Ask the assessment to consider the adjoining details and explain the proposed repair boundary. A proposal covering only the visible porch surface may address a different scope from one that includes the connection to the house.

For replacement, compare the removal and installation work by structure as well as the selected covering. For a repair, ask what will remain and how the new work meets it. On a managed or commercial building, identify the access contact and who can authorize changes.
