What must stay visible during a residential reroof?
Mount Dora’s BFP-148 residential reroofing procedure says roofing affidavits are no longer accepted. Sheathing must be inspected before underlayment and flashing cover it; dry-in, flashing, applicable in-progress and final inspections are also identified.
The procedure allows sheathing, dry-in and flashing inspections to be scheduled on the same day, but that is not assurance that a particular job will clear every stage that day. Ask how the proposed schedule accommodates inspection access and approval before covering work.
The same document requires identification of the selected roof system where product paperwork lists alternatives, and says solar/PV reinstallation needs a separate permit. For a roof beneath an existing array, establish who handles that permit and the removal/reinstallation work before comparing the total price.
When an older building brings a second material decision
The City’s Certificate of Appropriateness guidance covers proposed exterior alterations or renovations to buildings more than 50 years old within the defined historic district. Both location and building age matter. Ask Planning and Development to confirm the property’s status and proposed work before relying on either condition alone.
Mount Dora’s published Historic Preservation Design Standards, roof-material discussion, favor original roofing material where possible. They also describe case-by-case consideration of alternatives, including original-material availability, insurance requests, code requirements and financial hardship. Those considerations are not automatic permission to substitute.
For a proposed alternative, explain why it is being considered and ask what comparison the reviewer needs. A product name and color may not show the difference in profile or appearance. Keep the requested appearance decision tied to the actual product being priced.
Our Mount Dora project is evidence of work, not historic approval
The completed DeSantis Mount Dora replacement used Owens Corning Duration shingles. The project record does not identify the building as a historic-district property. We therefore do not present it as a precedent for a historic material change.
For your estimate, a named product is a useful starting point, but the scope should also explain what comes off and what will remain. If two proposals use the same shingles, compare the treatment of flashing, edges, penetrations and any associated components. Ask which conditions are already known and which can only be evaluated after removal.
Three scope questions before a start date
- If the problem is confined to one area, what supports a repair or a replacement recommendation? Ask the assessment to identify the affected detail and the limitations of retaining the surrounding roof.
- If wood needs replacement, how is the additional work agreed? Request a measurement and pricing method, with a clear way to authorize work discovered during tear-off.
- If other equipment or exterior work is involved, who coordinates it? List skylights, solar equipment, gutters or another contractor’s work separately so responsibility is visible in the proposal.
A scheduled installation should reflect the work actually authorized. If you change the selected material while estimates are being compared, ask for the price and scope to be revised together. Keep the final selection with the project documents rather than leaving several alternatives in circulation.
