The first two examples were separate reroofs. The third was one property with different roof surfaces. None establishes what is concealed on your home or how much your work will cost.
Give an unknown condition a decision process
A replacement estimate cannot describe every hidden condition with certainty. It can explain what happens when one is found. Before authorizing removal, identify who can approve changes and how that person can be reached during the job.
Ask for a useful description of any additional work: location, observed condition, proposed repair, quantity and price. If the estimate includes an allowance, record its limit and the pricing method beyond it. A label such as miscellaneous wood should not have to stand in for an explanation of the actual work.
This is a way to compare proposals, not a claim that every Winter Park roof contains concealed defects. If your inquiry concerns a localized leak, ask what can be assessed from accessible areas before deciding on broader removal.
Do not count underlayment layers as shingle layers

Identify the inspection stage, not simply “inspection done”
Winter Park’s published inspection-code list distinguishes residential dry-in/roof-deck inspection, code 800, from residential roofing final, code 803. It lists commercial roofing final separately as 804.
For work under City jurisdiction, keep the actual inspection result with its stage and permit number. A result for one stage should not be described as completion of every inspection. Ask the contractor and Building & Permitting Services which inspections apply to the scope, including any changed work discovered after removal.
The codes help identify the record being discussed. They do not tell you which repairs are needed or substitute for a property-specific inspection sequence.
A mixed-roof quote needs a material map
For a home like the Winter Pines example, ask the estimator to identify the flat section and the sloped section on the proposal. Pair each with its proposed system, removal and included connection work. If one section stays, say so explicitly.
This avoids comparing a price for one surface with a price for both. Also ask what happens at the joint between the sections and which provider is responsible if another trade has work there. The completed Winter Pines job establishes that both surfaces were included on that property, not that every roof needs the same treatment.

Yes. Describe the current concern and the area you want reviewed. Ask whether a limited repair would address it, what would remain outside that scope and why replacement is being recommended if it is proposed.
What if I already have a quote with an allowance?
Send the complete estimate, including its exclusions. Ask what the allowance covers, whether labor and materials are both included and how any additional quantity is recorded. Compare those terms alongside the total price.
Must I find all the old roofing paperwork first?
