A DeBary roof, skylight and gutters replaced together
At one DeBary property, the customer had two shingle layers and a leaking skylight. DeSantis removed the old roofing down to the plywood and installed a new roof, skylight and gutters. The roofing used Owens Corning Duration shingles.
That was a combined replacement. It does not establish that every leak near a skylight requires a new unit or a whole new roof. Nor does the project record identify the skylight brand, mounting type or interior work.
Use the example to ask what a quote includes at the opening. Roofing around a retained skylight and supplying a replacement skylight are different purchases, even if both are described casually as fixing the skylight leak.
Identify the existing unit before ordering a replacement
VELUX’s replacement guidance distinguishes deck-mounted and curb-mounted units. Its identification information and required measurements differ between those types, and the manufacturer notes that skylights and flashing kits have specified roof-pitch requirements.
If you have a VELUX product tag or earlier installation record, provide it. For another brand, provide its own identification rather than borrowing a VELUX model. Have the installer establish the mounting, dimensions and applicable flashing; do not order from an approximate indoor opening size alone.
This manufacturer example explains the information needed to discuss fit. It does not identify the product used in our DeBary project, promise compatibility or mean that DeSantis has selected that brand for your job. Roof measurements and work at the opening should be handled by the relevant professional.
Compare three possible scopes at the opening

Ask separately about the ceiling or other interior finish. A rooftop scope should not leave you assuming that stained drywall or paint is included. If another trade is needed, identify that responsibility and its place in the sequence.
The purpose is to make estimates comparable. It is not to choose the repair from the table before the source of water entry has been assessed.
Describe the water you can observe
Tell us whether the water appears on the skylight, at its frame or on the surrounding ceiling. Note when it happens, whether it follows rain and whether the same area has been repaired before. Photographs from indoors can help show the location.
Keep observations separate from conclusions. Water near the opening does not by itself prove which component failed. Include earlier invoices or product records if available, but do not delay reporting the concern while searching for them.
If the proposal includes broad roof removal, share any known reroof history. The two-layer condition in our DeBary example was specific to that property. Ask what can be established before work and how the agreement handles additional material discovered during removal.
Use the contractor permit route for a contractor-led job
DeBary’s Building page publishes separate reroof document lists for owners and licensed contractors. An owner-builder checklist should not be mistaken for the paperwork route of a contractor-led replacement.
Identify who is applying and which scope the application covers. If the skylight or other work changes, ask the contractor and Building Division whether the submission needs to change too. This is a project-specific check, not a claim that the City treats every skylight repair in the same way.
DeBary roofing questions
Can you assess the leak before I decide to replace the skylight?
Yes. Report the location and timing and ask what findings support the recommended work. A replacement unit should be a defined part of the proposal, not an assumption based on the completed example.
Can the existing gutters stay during a reroof?
State that preference and ask how the work would affect them. New gutters were included in the DeBary case, but that does not establish their inclusion or necessity at another property.
What if I have already ordered a skylight?
Share the exact order and product details before scheduling related roofing work. Ask the installer to establish whether it fits the intended opening and roof configuration; possession of a unit does not resolve those questions.
