Orange Tree Estate Homes: the extent of a repair can depend on matching
The Orange Tree community identifies its location in Dr. Phillips and has distinct subassociations. Its Estate Homes guidelines, revised August 13, 2025, list asphalt or similar-looking metal shingles, flat concrete/composite tile, and Spanish S or barrel profiles in several materials.
Section AA requires approval for a material or color change. It also says that when replacement shingles do not match, the entire area visible from the street or adjacent properties must be replaced. That makes matching relevant even when the initial problem is localized.
For an Estate Homes repair proposal, ask the association how that provision applies to the proposed area before treating a small patch as the settled scope. These provisions belong to Estate Homes; they should not be applied automatically to Orange Tree’s Golf Villas or St. Ives, or to all Doctor Phillips homes.
Bay Hill: budget for the approval deposit and its closeout
Bay Hill’s ARC instructions identify roofing among exterior changes that generally require a construction deposit. The application shows the amount, and management must receive it before approval. Applications use the ARC Tracker route linked on that page.
The published closeout process calls for marking the project complete and uploading completion photographs before committee review for the refund. Ask who will submit those photographs and retain the completion record. A contractor’s payment schedule and the association’s refundable deposit are different entries in your project budget. Confirm the applicable amount and refund conditions rather than assuming a neighboring owner’s experience will match yours.

Ask the contractor to identify the difference and show the proposed repair boundary on a photograph. Keep that option separate from a larger replacement price so you can understand the physical work and the selection still needing review. A verbal description such as “close enough” leaves both decisions unresolved.
Does an association’s listed material establish suitability for my roof?
The selected system still needs to suit the actual building. Ask what assessment and documentation are needed for a proposed change in covering, and whether the price includes that work. An appearance option does not explain the existing structure or the installation beneath the surface.
