Greenpointe at Meadow Woods and Wyndham Lakes Estates illustrate why the community name matters. An Orange County record for the Meadow Woods planned development includes these communities, but that geographic connection does not give them one shared set of architectural rules.

In Wyndham Lakes, the subdivision can change the material choice
Section 3.19 of the November 2023 Wyndham Lakes Community Standards describes shingles of the existing design and excludes materials including metal and wood shakes. It makes a barrel-tile exception for Windsor Landing.
Identify the Wyndham Lakes subdivision and existing material before requesting an alternative system. Do not infer the same restriction from Greenpointe’s color list.
Separate a cleaning notice from a replacement request
The same Wyndham Lakes standards specify roof and exterior cleaning within 30 days of an ACC notice. That is a cleaning instruction; it does not by itself establish a need for reroofing.
Retain the actual notice and deadline. Report leaks or missing roofing separately: the physical findings should support any proposed repair or replacement.
Prepare one selection sheet for the actual proposed work
The Wyndham Lakes application separates shingles-only work, combined roof-and-gutter work, and gutter/downspout work. It asks for roofing selections and details such as gutter and drip-edge color. A roofing estimate and an association submission can therefore describe different scopes even when both say “roof replacement.”
Use a short selection sheet to reconcile them:
- Identify the community and subdivision, then the work being proposed.
- Record the exact roof product, line and color rather than a broad color family.
- State whether gutters and downspouts are included or retained, and record the proposed visible-edge finishes.
- Keep the association response with the same selection sheet used for the estimate; flag any later substitution before ordering.
Wyndham Lakes specifies coordinated colors for gutters, downspouts, fascia, soffit and drip edge. Identify what is included; new gutters are not automatically part of a roofing quote.

Meadow Woods roofing questions
If my shingle is on the approved list, can work begin without an application?
Wyndham Lakes’ separately posted November 2023 shingle palette waives samples for a listed brand/color. That is a sample waiver. Its roof application still requires written approval before work. The application includes an older August 2022 palette, so use the separately linked newer list when checking selections and resolve any discrepancy with the association.
Do these documents settle whether a small repair needs association review?
The cited replacement and material provisions do not establish a general exemption for every repair. Describe the actual repair to the governing association when checking its requirements. A small work area and an unchanged color are useful details to provide, not proof that approval is unnecessary.
What if my home is in another Meadow Woods community?
Use that community’s own documents. The comparison above explains actual differences between two associations; it is not a complete rulebook for Meadow Woods. Send your governing association’s name and any roof letter with your roofing inquiry rather than selecting one of these examples as a substitute.
What if I need leak help and have not chosen a replacement roof?
