Roofing Company Serving Ocoee, FL
DeSantis Roofing helps Ocoee homeowners and commercial property owners with roof inspections, repairs and replacement. If you are comparing a roof-only estimate with a roof-and-gutter proposal, first separate the work at the roof surface, the wood beneath it and the edges where water leaves the building. A lower total can describe a smaller job.

Two Maguire Road projects, two reasons for combined work
At one property on Maguire Road in Ocoee, the customer needed a new roof and gutters. DeSantis installed both. A separate customer in the same area needed roofing and gutters after a hailstorm; that project used Owens Corning Duration shingles.
Those are two completed jobs, not a package every customer must buy. The first record does not identify a shingle product line. Neither record establishes gutter sizes, downspout locations or a price for your property.
The useful comparison is between the parts actually purchased. If your gutters are staying, say that before the quote is prepared. If water spills over an edge or collects near a doorway, describe where it happens so the assessment can distinguish a roofing concern from a gutter or surrounding drainage concern.
A reroof and structural repairs have different documentation
Ocoee’s roof permit requirements, revised October 2023, say plans are not required for a reroof permit, while structural repairs require digitally signed and sealed plans from a Florida-licensed design professional.
That is a meaningful distinction when a quote uses broad terms such as wood repair. Ask which components are involved and whether the proposed work changes the supporting structure. Do not assume every replacement sheet of decking triggers the same design requirement. Have the contractor and Building Division establish the route for the actual repair.
If removal reveals additional work, the first decision is what needs doing; the second is what documentation and authorization that scope needs. A per-sheet allowance cannot by itself describe a structural repair.
Compare the roof edge in three separate lines
Use this short comparison when an estimate combines roofing and gutters. It is a buyer’s worksheet, not a City specification.
| Part of the work | What the proposal should make clear |
|---|---|
| Roof covering and edge | What comes off, what replaces it, and the treatment of flashing and drip edge. |
| Existing gutters | Which remain, whether any must be removed temporarily, and whether reinstallation is included. |
| New gutters and downspouts | The sections being supplied, where they end, and what happens to the pieces being replaced. |
Also identify fascia repairs or painting you are considering. Ask whether another provider must complete that work before gutters return. A combined roofing price should not leave you guessing whether the visible trim is being repaired, covered or left alone.
For optional gutter work, request a separate description and price. This lets you compare a roof-only option with a genuinely equivalent roof-only option while keeping the additional work available for a separate decision.
Delivery space is a separate planning question
The City’s eService portal provides a separate route for right-of-way utilization permits alongside building permits. A roofing permit should not be treated as an answer to every proposed use of the street or public frontage.
Before delivery, identify the proposed debris-container and material locations. If the plan relies on space beyond the property, have the responsible party check the applicable authorization. Tell the estimator about a short driveway, shared access or an entrance that must stay usable. This is a location-specific planning question, not a claim that every driveway delivery requires another permit.
Questions before you choose the scope
Can I request a repair without deciding on replacement?
Yes. Start with the affected area and the current problem. Ask what findings support the recommended repair and which concerns, if any, remain outside it. The completed replacements on Maguire Road do not determine what your roof needs.
How should possible extra work be priced?
Ask whether the quote includes a defined quantity, an allowance or later pricing after the condition is visible. Record who can approve the change and what evidence will accompany it. Keep optional upgrades distinct from work needed to complete the agreed repair.
What should I send after a storm?
Send the property address, the date you noticed a change, and photos already available from a safe location. Mention earlier leaks in the same area. A storm date helps organize the request but does not establish the cause of every condition found.
