At this property, the main shingle roof needed replacement, while the flat roof over the Florida room had shingles adhered to it. DeSantis replaced the shingle roof using Owens Corning Duration, removed the shingles from the flat section and installed a GAF silicone coating system there.
Those were two scopes within one project. The main roof received new shingles; the Florida-room section received different work after removal. The brief record does not identify the exact coating product or every layer beneath it.
If you have a similar addition, explain which room lies below the concern. The example gives you a reason to ask about separate roof areas, not proof that coating is the right answer for your property.
A coating proposal begins with the roof it will cover
GAF’s silicone-over-asphaltic restoration guide places roof qualification and preparation before coating. It identifies moisture assessment, adhesion testing, replacement of wet membrane or insulation and treatment of seams, flashings and penetrations.
For a proposal based on that type of restoration, ask what existing system is being evaluated, what condition supports coating and what preparation is included. A pail of silicone is not a complete scope. The guide concerns its specified asphaltic restoration approach; it does not establish the concealed assembly or exact method used on our Tuscawilla-area job.
Do not transfer a coating specification to an unidentified roof surface. Have the proposed system and substrate confirmed for the actual section, including any areas that need other work first.
Mark the three parts that estimates can blur
Describe the main roof, the addition and the connection between them. Then ask each estimate to address those same areas.

Keep product identity with the inspection record
Winter Springs’ published reroof inspection affidavit identifies the project by permit and address and calls for photographs with the permit number or address shown. It is a record of installation verification, not a substitute for describing the system you are buying.
Ask which records will identify the completed work on each roof section and which applicable inspection steps remain. Confirm the current requirements with the City for the actual permit. A general statement that the roof passed should be tied to the correct project and inspection result.
Keep the final scope and any accepted product change with those records. This is particularly useful when one section received different work from another.
Explain the problem without guessing the assembly
Tell us whether water appears only in the enclosed room or also beneath the main roof. Include when you noticed it and whether earlier work addressed the same location. Existing addition plans or invoices can help identify the area, but the room’s age does not establish the roof’s age or condition.
If someone has already recommended a coating or replacement, share that complete proposal. Ask what finding supports it and what would be left untreated. The options should be compared against the same problem, not merely against the same number of square feet.
